Annual Threshold Adjustments For Consumer Credit Transactions, Mortgages Announced

WASHINGTON—The CFPB and Federal Reserve Board announced the 2025 dollar threshold adjustments for certain consumer credit and lease transactions subject to Regulation Z and Regulation M protections, as well as certain higher-priced mortgage loans, America’s Credit Unions reported.

These adjustments take effect Jan. 1, 2025.

  • The threshold for higher-priced mortgage loans that are subject to special appraisal requirements increased from $32,400 to $33,500
  • Regulation Z and Regulation M will generally apply to consumer credit transactions and consumer leases of $71,900 or less. This is a 3.4% increase from $69,500, the 2024 threshold

Federal regulators are required to adjust the thresholds every year based on the annual percentage increase in the Consumer Price Index for Urban Wage Earners and Clerical Workers, or CPI-W.
